Q: Do you CHARGE & REQUIRE sellers to pay, a SERVICE CHARGE(5-14%), CLOSING COSTS( 1%), SELLER CONCESSIONS & NEEDED REPAIRS (Deduct from Net Proceeds) based on assessment, as competitors do?
A. Absolutely NOT, we feel you should not have to pay extra fees, which can add up to several thousands of dollars to sell your home.

Q. Is your company local and offer house calls?
A. Yes, we are local in the Triad, this is why we can offer meetups at seller’s home, a more personal business relationship if the seller chooses.

Q:  Do you buy homes outright?
A:  We would love to buy your home. Over 10 yrs our Partners/Network allocated monies to purchase homes across NC & FL. If your house meets our buying criteria then we will quickly give you a fair cash offer to purchase your property. Using cash enables us to buy your house fast because we do not have to go ask a bank for a loan. Banks have a slow process but we do not.

Q: Do you pay fair prices for properties? 
A: Yes, many times we do. We base our prices on price per sq ft of homes recently sold in your neighborhood. Some older houses may need some repairs or updating. And our crews will take care of all the things that need fixing or repairing or remodeling. If your place needs thousands in repairs, we will not be able to give you top dollar. But we can give you a fair and reasonable offer. Then you can decide if our offer works for you and your situation.

Q:  How do you determine a property’s value and how much you will be able to offer?
A:  It’s a very basic process. We look at where the house is located and what repairs are needed if any. What is the current condition of the property? What are the values of comparable houses recently sold in the neighborhood?

We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too. 

Q:  Are there any fees or commissions to work with you?
A:  This is how we are different from the traditional method of selling your house. There are NO fees, NO commissions, NO out of pocket cost when you sell your house to us. When we agree on an offer to buy your house (we will often pay for the closing costs too!). Simple & smooth process. We are local, we know our markets.

We make our money after we pay for repairs on the house (if any) and sometimes keep it for our portfolio or sell it for a profit. We are taking all of the risks on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and its payments… and with cash in your hand.

Q:  How are you different from realtors or other companies?
A: We offer more options than others. We know that one method of selling is not applicable in all situations. We understand the local market and the need to give people faster ways to sell their property. Many people don’t realize the options available!

Agents list properties and hope that someone will come along who wants the house and can be approved for a loan to buy it. That process may take up to 12 months.

On the other hand, with most properties, we can give you an all-cash offer in 1-2 days to buy your house. Then we can close in as little as 10 days. Most real estate agents think that is impossible. Since we pay with cash, we can close without needing a bank’s approval. Banks are super slow, but we are fast as long as your home is in our desired area and price range.

Brokers and agents will charge you a commission. But we will not charge you any fees or commissions. We don’t charge you required 5% Service Charge ($5,000 per $100,000 asking price), we will be saving you off the top.

Again, we make our living by taking the risk to buy the house with our own cash or through our network of partners, repair the house, and market it ourselves to find a buyer or hold it for years. And you get to walk away from closing with no more stress.

When you choose to sell your house directly to LCP, you will save on commission, fees, and repair costs. And remember, the longer you hold on to a house, the more it will cost you!

Q:  Is there any obligation when I submit my information?
A:  You will have zero obligation when you give us information about your property and zero obligation to accept the offer we give you. After we give you our offer then we’ll answer any questions you may have. After that…it’s your decision. We won’t hassle you or pressure you. We treat people like we would want to be treated. So we do not harass people. 

We do work hard to create an offer that works for both you and us. We want our offer to help you get out of a tough situation. We buy property in “As Is” condition. So once we buy your house, all it’s problems and difficulties are ours and you no longer have to worry about them.

Q:  Is there a seller information disclosure form when buying a home or land from us?
A: We do recommend each buyer do their own due diligence prior to considering to purchase any property, by completing their own in-person inspection with their G.C. and calling the city/county for any restrictions on zoning for land.  Any restrictions for the property will be placed by the city/county. Any questions about what will or will not be allowed on the property, should be directed to them. We sell our properties as-is.
